What fireplace repair actually involves in San Jose

Two different jobs share one name here. Pre-1940 homes in Naglee Park and the Rose Garden often have unlined brick chimneys with site-built masonry fireboxes. Subdivisions built between 1975 and 2000 in Evergreen and Blossom Valley usually have a factory-built metal firebox inside a framed chase. Same complaint, opposite repair.

On masonry we read the firebox joints first. Firebrick is laid in refractory mortar, not the gray mortar used outside. Ordinary mortar burns out and drops. Open joints get raked and repacked. Above that, smoke chamber parging is often the real fault. Rough corbeled brick sheds heat and pushes smoke back into the room.

Prefab units are parts, not masonry. Refractory panels, baffles, screens and doors are model-specific. There is a data plate inside the firebox, usually behind the lower louver. Read it before anyone diagnoses your unit. If panels have burned through and the maker no longer supplies them, patching is not a repair. The unit gets replaced.

Water drives most of what we find. Cracked crowns, missing rain caps, chase covers holding standing water, flashing gaps that only leak during atmospheric-river storms, stack cracking above the roofline from past shaking. Gas inserts dropped into unlined flues with no stainless liner. That one gets corrected before anything cosmetic.
